Fees and expenses

Generally, Savvy Mortgages won’t charge you any fees for the financial advice we provide to you. This is possible because, on settlement of a loan, we usually receive commission from the lender. Any exceptions to this general position are explained below.

We may charge you a one-off fee if the following occurs:

When we don’t receive commission from the lender: If you request that we provide financial advice and we do not receive a commission from the lender, we may charge you a one-off fee. Any such fee would be agreed and authorised by you in writing before we complete the services and would be based on an estimate of the time spent providing the advice.

(This may arise in the rare event that you request that we provide services in relation to either a product that is offered by a lender that we do not hold an accreditation with, or a product that is outside our usual arrangements with our product providers).

In the event you receive loan approval through my efforts, and subsequently choose to work directly with another lender or Adviser, you may be subject to a fee of up to $3,000. This fee is intended to cover the costs incurred and foregone commission in obtaining the loan approval on your behalf.
In certain circumstances, Savvy Mortgages may need to charge a fee for our time, but this will be discussed and agreed by you beforehand. More information on this will be included in
my written recommendations later. Here are examples of where fees may be charged:

Specialty residential home loan purchase
If you require a loan from a non-mainstream lender and/or there are complexities to your application, Savvy may charge you for their time. The fee is based on $250+GST per hour. Payment of this fee would be required by the 20th of the month following the invoice or on settlement of the loan.
An example of when such a fee may be charged is if there are credit impairments like defaults made in the past, or if the loan is more complex by nature.
We will always inform you when this is the case, and the fee payable will always be quoted to you before
proceeding with the additional work.
Early repayment
The commission received for implementing a home loan product pays for completing research and analysis of your information to ensure we select the most suitable product for you. The commission also covers the cost of my administration team which assists me to make our process
efficient and reliable.
If you repay or make a significant lump sum repayment on your home loan within 28 months from the date of drawdown, the lender may seek a return of the commission(claw back) paid to Savvy Mortgages. In this instance, Savvy Mortgages reserves the right to charge you a fee of up to the value of the claw back amount. Payment of this fee would be required by the 20th of the month following the invoice.

In some instances, you can avoid this fee being charged to you. To do so, please discuss your new lending
requirements with me prior to cancellation, reduction or other changes. I will be more than happy to restructure your lending to meet your changed circumstances and help you to avoid additional fees where possible.

You will be invoiced for any one-off fee and will be given 30 days to make payment.

Conflict of interests and Commissions

On settlement of a mortgage, we usually receive commission from the applicable product provider. The commission is generally of an upfront nature but may also include a trail commission. We also receive a fixed rate roll over fee from some product providers if we assist in refixing your loan.

We will always do right by you and act in your best interest:

We will always recommend the best product for your purpose regardless of the type and amount of commission we will receive.

We will ensure the amount of any loan is in accordance with your identified needs.

We will provide you with the below table showing commission rates and types by product provider and the commission we receive on loans is calculated as a percentage of the loan.
